When increasing the rent it's important to consider the local property market, if any improvements have been made to the property and what the effect is going to be on the tenant. There is no point in putting the rent up by $10 a week if it's going to result in the tenant leaving, it will cost you more to replace them. Remember the Residential Tenancies Act does not allow you to charge more than market rent for a property.
