How to schedule an inspection on myRent?
To schedule an inspection, follow these steps:
Step 1: Head to the Inspections page of your tenancy
Step 2: Click the blue "New Inspection" button
Step 3: Select a future date and time you wish to schedule the inspection.
Once the time and date are set, you can choose if you want the tenants to be notified or not. If you and the tenants have already set this date, there is no need to inform them again unless you want to. But otherwise, the system will send tenants a notification via email to suggest your nominated date and time. The tenants will be prompted to confirm with you or suggest alternative arrangements.
How to create an inspection report?
Inspection reports can be completed digitally through the platform.
When you're ready to run an inspection, simply go to the Inspections page and click on the inspection you've initially set up.
If no inspection was set up/ scheduled, follow the steps above (How to schedule an inspection) to create one.
When you are ready, on the following page select "Start Digital inspection." myRent will help you perform your inspection. We will guide you through each room of the property, allow you to upload photos and videos, and e-sign an inspection report.
Tips for performing a successful property inspection
- Take lots of photos
Photos remove a heap of ambiguity, ultimately reducing conflict between the landlord and their tenant and the landlord and their insurer. They form part of the property inspection report and can be referred to in cases of disputes.
We encourage more photos to be taken to document the property properly. But make sure you take at least 3 photos per room and close-ups of any potential issues.
- Importance of notes and to-do lists
Each inspection needs to list every room and area, inside and outside, thoroughly. You should enter information on each room, add comments on all the room features' working and cosmetic condition, and store this information in a file for any future reference.
If you find any issues during the inspection, you can create a to-do list to address items needing immediate repairs or highlight things that might become an issue down the track.
Keep in mind that you can't blame a tenant for any damage written down when the tenancy started; having this initial report for reference will make any new damage easy to identify.
- E-signed, sealed, delivered
If the inspection was conducted together with your tenants, you could collect signatures on the spot using your device or invite tenants to review and sign off in their own time when they're ready.
- Compliance first
Use this initial inspection to ensure that the smoke alarms are working and meet the minimum requirements for location, type, and age and that the property has no significant safety problems. If anything at the property requires special attention, educate the tenants on how to use this item, care for or clean it.
