- Excellent location: very close to all of Newtown's cafes, bars and restaurants. New World Newtown is a minute or two away. A couple of doors from People's Coffee and Med Foods Warehouse is close by. A few minutes to the hospital and 10 minutes drive to the airport.

- Warm, sunny and dry: north-facing and elevated so has excellent all-day sun. Recent build means it is well insulated and has double glazing. It is easy to heat with the fixed panel heater, which is usually not necessary if it is sunny. Power bills are ~$60/month summer and ~$80/month winter. Fresh air ventilation ducted to the living area and bedrooms.

- Close to public transport: a bus stop is right outside (you can see the buses coming from the balcony!) Well-served by the 3, 12 and 18 routes. Also close to stops on other routes (1, 23, 29, 32x).

- Well-equipped: high quality Bosch cooktop, oven, range hood and washing machine, Fisher and Paykel Dishdrawer, Dimplex panel heater, fridge, large electric hot water cylinder, fibre internet connection.

- Private: elevated apartment that faces north and dedicated entranceway means you have a high degree of privacy from other residents in the complex.

- Reasonably-sized bedrooms with built-in wardrobes.

- Excellent views towards the town belt and Mt Kaukau in the distance.

- There are on-street parks outside (time-limited) and council residents' parking on the other side of the street. It is generally easy to find a park without a time limit in the surrounding streets.

I have loved living in this apartment over the last 2 years, but am moving overseas so it's time to rent it out. I'm sure you will love it as much as I have.
