Should landlords carry out inspections when it suits them?

The rules for carrying out inspections are outlined in the RTA, so the landlord must comply with these.

Section 48(2)(b) says:

The landlord may enter the premises— (b) for the purpose of inspecting the premises, at any time between 8 o'clock in the morning and 7 o'clock in the evening on a day specified in a notice given to the tenant not less than 48 hours nor more than 14 days before the intended entry, and not more frequently than once in any period of 4 weeks;

If a landlord and tenants can't agree on a date/time that suits both. It might be best to contact the tenant to let them know of:

1) the timing for inspections outlined in the tenancy law and
2) that landlords have the right to carry out inspections at the property as long as all the rules are followed (which might be without the tenant being present).

It is, of course, ideal if both parties can be present for the inspection, so it can be used as an opportunity to have a regular conversation. However, if an agreement cannot be made on a suitable time for both, then the landlord can organise a time for the inspection that suits them. In addition, the landlord and tenant can choose to make contact before and/or after the inspection to discuss any issues. And the tenant can choose to have a friend or a relative present if it makes them more comfortable.
